I suggest you have a long talk with Rebekah Scott of Moratiños before seriously considering buying. She is an American married to an Irishman and they run a small place called The Peaceable Kingdom. The local populations don't always take newcomers lightly and there are many other issues I've heard about. Good luck to you, but please do your homework. :)
 
I hope @Rebekah Scott doesn’t mind us pulling her in to this but I second @Anniesantiago ‘s suggestion. In fact it would be great to actually travel to Moratinos and talk face to face. Make sure you peel some potatoes or fold the washing while you talk.
And don’t think she’s all doom and gloom when she tells you real stories! Remember your experience of the Camino was probably the best possible- it’s not always like that.
Doing your homework well will set you up well to avoid disillusionment and promote success. I wish you both well.
 
There was an old innkeeper once, ran probably the best inn in town. Always busy, most times full. Late one night, all the bedrooms booked and the bar roaring, a young couple showed up. The bloke was tired and grumpy, she was “fecund and full bellied”. They wanted a room. And they were skint. The innkeeper had enough to deal with, what with the crowds in town and the hustle and the bustle and the $€£ being waved in his face. The story tells us that the innkeeper made a good decision that night. If you can make those sorts of decisions I wish you well 😉

As it may be expected, there are webpages for property sales in Spain, for example this. They include some current albergues, and houses announced como "in the Camino, good place for an albergue". As in any property transaction, caution and foresight are very recommended, and maybe consulting a local notary or lawyer before closing the deal. Consider also that a new albergue needs an official permit, it is not just some renovations and putting a sign on the door. And there is the annoying migration and job permit thing...
I am completely oblivious to this business, but my feeling is that, at least at the beginning, another source of income is needed to survive until things start to work well. And, obviously, it is a seasonal business...there is a reason why most private albergues close between November and February.
Having said that, hope you do well and fulfill all your dreams. :)

No longer. I will be moving there March 1, 2020 and officially taking it over on May 1, 2020.

I concur with Annie and Kiwi-family about contacting Reb of the Peaceable Kingdom. Boy do I remember my first talk with her back in 2013! She came to visit me when I was a hospitalera in El Burgo Ranero and gave me good solid advice, without any sugarcoating. Please first volunteer before jumping in, that experience is invaluable!

It took me 8 years of contemplating, walking Caminos criss-crossing all over Spain to finally find the place. Sometimes just when you are no longer looking something falls in your lap.

Good luck to you all. And come visit it me in 2020 in Villares de Orbigo :)

p.s. I talked to the owners of the albergue in Pieros and visited it last fall when it was not yet officially on the market. The albergue is not that large which is fine but the price is very steep as it jalso includes their living space which is 80 m2 and an additional space not being used at the moment.

Nice to hear that you will be back on the Camino Francés with a group Annie but...you should really rethink your itinerary to include a stay in Albergue Villares de Órbigo (16 km before Astorga) http://alberguevillaresdeorbigo.es/.
You see I will be officially taking over the albergue on May 1, 2020 from the current Belgian owner Christine:). It would be lovely to meet you and Joe and welcome you and your group during the Holy Year.

The one just before Sarria was up for sale in June. No idea if it still is. Its a great place
 
I walked the Camino France a few weeks back. Two of the (nice) albergues which I stayed in had a “For Sale” sign up.

Somehow I thought that you already knew this Nuala. Depending on your dates, maybe we will meet! I'll pm you my dates as I will be in Astorga for about a week and then in Cacabelos and was planning on walking over to Christine. I'll be taking my pup so walking much more than 15 km is out of the question.

Thankyou so much for that good advice I will do as much research as possible even though we are itching to find our home and pilgrims home NOW . Im hoping to walk in October this year to look more!!
