I've no idea about the property market along the Camino but my guess would be that it's a seller's market. The number of refugios has obviously increased over recent years, so whether people are ready to cash in their chips or continue to take their income I don't know. I would think that if you bought a property to develop into a refugio the price would be higher than other properties slightly off route. But perhaps you have already anticipated these ideas, and I have no idea of your experience in this area. However I wish you well in your venture - to welcome pilgrims puts you in a very special place in life .....
One usually wishes pilgrims 'Buen Camino' but I think it is appropriate to wish you the same as a 'static pilgrim'. I worked as an hospitalero for two weeks this year so it gave me a taste of the life which you wish to take up - 'Bon Courage! Buen Camino.'
